About the Opportunity

Our client, a leader in commercial, residential, and industrial development and construction is seeking a development manager to join their Ottawa team. Reporting to the Director of Real Estate & Development the selected candidate will be responsible for the planning, execution, and delivery of one or multiple real estate projects and actively leading due diligence matters on potential development deals. In this role you will be responsible for directing and motivating the project team including consultants and the construction team, while delivering a superior product as expected by our stakeholders. You will also be the main liaison with brokers, municipalities, trade organizations and property owners

The Development Manager is responsible for taking ownership of the planning, execution, and delivery of one or multiple real estate projects and actively leading due diligence matters on potential development deals. This role is also responsible for directing and motivating the project team including consultants and the construction team, all while delivering a superior product as expected by our stakeholders. It is the main liaison with brokers, municipalities, trade organizations and property owners.

Duties include but are not limited to:

  • Lead real estate development files through all phases (feasibility, schematic design, design development, pre-sales launch, post-sales launch, construction, and delivery)
  • Responsible for the financial success, the schedule and the quality of the projects
  • Engage all necessary consultants including all necessary coordination with the consultant team
  • Obtain all necessary approvals, including zoning and site plan approval from the city
  • Work with Real Estate and Finance team to establish preliminary budget & continued review of the pro forma to ensure cost are updated consistently
  • Work with construction and estimation team to prepare pricing estimates
  • Manage the evolution of the design concept
  • Lead the planning and execution of the sales office and marketing strategies
  • Assist in site acquisition – including all due diligence and project set up
  • Assist in negotiating major leases
  • Work with legal team in reviewing the purchase and sale agreements, condo docs, closing documents, interim and final closings
  • Collaborate with the sales team to ensure they have all the tools they need to sell the project
  • Work with Marketing team with respect to media buys, brochure, scale model, renderings and eblasts etc. as required
  • Ensure quality standards are met for pro forma files in conjunction with the Finance department
  • Assist and provide support to construction managers at meetings to identify problems and create solutions
  • Conduct all presentations associated with different phases of the development process
  • Coordinate the delivery schedule with the Project Manager
  • Continuously seek out business development opportunities through developing and nurturing strategic relationships
  • Maintain a high level of respect and trust within the development community

 

About You

The successful candidate will have the following:

  • Undergraduate studies in Real Estate, Construction, Business, Finance or other related field
  • A minimum of 5 years’ relevant experience in the real estate/construction industry
  • Excellent communication skills, with a proven ability to lead and manage teams
  • Strong legal acumen, negotiation skills & business acumen
  • Good understanding of financial pro forma's
  • Has good control of files at all times, possesses strong follow-up skills
  • High level of drive towards action, excellence and achieving results
  • Able to build and maintain relationships

 

About The Job
